Our program which involves an agreement between the homeowner and our company, will assist your institution in avoiding foreclosure and taking possession of a property that didn't sell at an auction (REO).
We'll take charge of the property, manage it and make current and future mortgage payments as soon as the property gets into the default stage, (or before) and have verified that the homeowner is unable or unwilling to pay the mortgage any longer.
In our estimation it's critical that these homeowners are identified as soon as possible at least BEFORE foreclosure has happened (REO stage) and for best results before or at the default stage in order to maximize the success of our program.
This helps to avoid properties, (REOS, Foreclosures) from being included on your institutions books since these types of assets typically do not earn your institution interest and perhaps your institution is required to hold a minimum level of reserves ($$$) against liabilities, (in this case REOS and foreclosures) and this will greatly reduce the level of reserves required by your institution to offset these potential liabilities.
